the book in the bp bookstore. i did the rookie boot camp 2y ago that i imagine this book is kind of based around, and one of the first steps was picking your strategy. the tough part is: THEY ALL WORK. but they all require different skill sets, different amounts of time, and will create a different-looking life for you once the ball is rolling. you have to lay out what skills you have, what you do and don't like doing, how much time you have, and what your vision is for your investor-life 5y down the line, and choose the strategy that aligns best with those things.

Now we all know is Agent A works with listing agent B they talk on the phone and seal a verbal...holding the house for the client of Agent A so that no one else can get the house in the morning.Otherwise, if realtors are too weak kneed to present low balls, change realtors.

We also put some gaming chairs and a couch and a table for classic style Families love this set up because they can leave the kids in the game room and then have fun playing on the pool table or other parts of the house that they’re younger children playing in the game room a mini split to help with temperature control and get really cold at night and really hot in the afternoon in the summertime.

totally hear you, pre 2021 in knoxville was a totally different ball game. again depending on your goals and strategies, your expectations aren't unrealistic. some deals may require more of an investment to make the numbers work like one of my student rentals that was a full gut project and took nearly a year to complete yet it spits out 15% cash on cash returns annually and i purchased that late 2022. investing in general is a risky endeavor, it's all relative to ones own risk tolerance depending on their position. we try and make calculated risks and look to evaluate multiple exits before pulling the trigger, yet there is still some risk involved. maybe a reit or syndication is the way to go if you want to be in real estate yet don't want to take on the properties yourself. either way i'm happy to make some local connections.

You can run your own comps on Zillow/redin  make sure you understand your local market and how much finishes, bed bath count effect prices, don’t lie to yourself about arv or project it to go up that’s how you end up in trouble.if you can get all those variables down, while things can still happen/go wrong you should have a good ball park of the potential profit margin, always room for error in your net profit, markets can shift, you can get hit with unexpected expenses etc.

Had the tenant let you know after they got the January bill and the water company didn't work out a deal with them, I might pay 50%....but the tenant dropped the ball big time and I wouldn't reward that behaviour.
