So far I got only individuals with a rent limit of 1200-1600is it  common to let  2 - 3 individuals who don't know each other rent the house?

There are also others who assist in teaching you DD.Another route is to find a broker-dealer who invests in alternative investments like real estate funds as they will have done a lot of DD on the sponsor as well.

How much time / cash / other are each individual expected to contribute?

Starting each day $10,000 richer I would certainly not have time to recruit and teach students.

I'm guessing that if I manage to be successful (haha, and there are lots of ways to define success) then I can branch out into other things such as teaching others who are in a similar position how to get started in something where the odds are stacked heavily against them.

Then split bottom line 50/50 with the partner (individual) after all other expenses are paid.

@Eamon Conheady - was the other lender a company or a private individual? 

I have used LLCs individually for the properties that I've owned and I'm glad I did.
