That is perfectly fine, stick to REI exposure via private lending, O etf, maybe syndications, and be largely invested in domestic & intl equities. 

Lending terms will be important here.I'd say the biggest challenge thus far is making sure I feel comfortable managing this remotely, as it's located about ~150 miles east of Dallas. 

And I was just like todays bigger shops I had multiple LOC in the millions that we used to lend to others..

There is some financing available but it's rarely used, as it's extremely difficult to make a deal profitable given the lending conditions.
