The sweet spot in Denton is honestly, IMO, about 5-10 miles outside the radius of campus.

So your chore is work backwards until you find the sweet spot on price threshold. 

To me , it was bitter sweet , because I gained so much experience with this property.

I don't work in the rental rehab space, only flips.Personally I like to do accent walls, wainscoting, crown/trim work, accent tile, functioning kitchen spaces, wine racks, wine fridges, etc...For a rental I would probably avoid all of this and go with basic, clean and sturdy over fancy and nice looking. 

Carriers have their sweet spots.

The apartment building is now a sweet additional income stream for us.  

If I were in your shoes, I would speak to some local banks and see if you could line up some type of sweet heart financing that you could offer with the deals. 

Also you could put a wall cabinet over the base, either one that sits on the counter and holds spices and such or maybe a wine rack type.
