Sure, you are going to be getting/saving the Realtor commision, but in order to do that, you need to spend the investment into the Real Estate supplies that get you there.Thanks, I am certainly aware of the MLS benefits and agree. 

Would you rather spend a half an hour on a phone call, and under $200 to fix a small issue now, or the other end you people being slum lords and not handling YOUR responsibilities in owning, renting properties????

Spend the time now reading and learning so you will be ready when you have the down payment for your house hack.

I'm sure this was not comfortable or fun to spend this money for the fixes but the fact that you were able to find a way to do so and stay in the game is really a feat so kudos there!

I guess that is why so many people buy lottery tickets, to have a little nicer car to drive to work....I grew up watching my mom carefully invest in stocks that she held for decades and built a nice portfolio with, I could never understand people who would get a bonus and spend it rather then invest it.  

I just don’t want to spend more money chasing something that will never happen.

However again if your bound and determined to buy the physical assset then you need to buy quality not C class.. you will NOT get consistent cash flow like you are thinking your will. you will have tenants stop paying you will then get NO rent for 2 to 6 months as you evict and then spend thousands rehabbing the house they just trashed..

This way it’s no up front out of pocket expense for me and they then have the extra money to spend as they need it.
