With more and more high tech companies opening up we seem to have more of these tier one employers such as BAE Systems, DEKA, and EFI who are all adding hundreds of jobs within the city spinning off lots of other opportunities.

Someone is willing to sell this, in a down market, when it spins off this much cash.

Not to mention that Marketing is essentially a social science spin off into the business world (consumer behavior, pricing strategy, professional selling, etc).

I think I'd put a little spin on it.  

If you don't select a niche, you'll spin around in circles trying to do a little of everything and not mastering anything. 

Watch this - I'm about to send @Ashish Acharya and @Wayne Brooks spinning around the room :)There actually is a legal concept related to contracts and 1031 where a contract to purchase property that has been in existence for more than a year might be deemed to be the same bundle rights that are afforded fee simply ownership of property. 

But you'll be spinning your wheels evicting for an extra occupant, noisy parties or just general bad behavior.

I would rather buy a few quality properties at conservative numbers over 5 years then load up on a bunch of marginal crap that will weigh me down and break even from some doing good and some doing bad and spinning my investing wheels.

My brain is spinning thinking about splitting deposits, classifying properties, and creating custom reports, but if I can get it set up properly I can see it being a great option.

How do you settle on a market and strategy and move forward when your head is spinning with totally different information?
