@Chris Clothier this is great to see and as a person who just closed on a property with you guys in Memphis, is very encouraging!!!

You may be able to do the repairs yourself, but I'd encourage you to get the professional pest company to guarantee their work on stopping the termite issue.And, as others have said, depending on what the inspector finds, you can try to renegotiate with the Seller, ask for a credit, or choose to walk away from the deal.

I encourage you to make your tenant aware that you want to keep them happy so they pay on time and want to remain in place.

You are probably ok with any reasonable rule especially if you can point to a HOA, county, state or even a the Humane Society guideline.   

if you have haven’t read “rich dad poor dad” you should do so for the encouragement it will give you.
