Therese--couple of things that are addressed some on the board already, mostly to help streamline this for the future...For the future-- maybe clarify if you are using a first qualified applicant (gets it) screening method or if you are allowing a set/variable time to get a pool and then sifting it for best qualified applicant; this can help you from the outset... 2) Trouble shoot every procedure in the application, screening (and even from the showing through offer and signing process) to make sure it works without glitches.

(The side that it says "to" is your buyer or in your case "first indirect party")Obviously, 80-90% of those listed are going to be home owners so just sift through looking for business names, land trusts and their trustees, and obvious investors.

The problem is taht these rules are an absolute mess and require a lot of time to sift through to fully understand, which is likely why you are reading conflicting information. 

Yes, it seems like a lot to sift through.  

Direct mail to a highly targeted and sifted list can also get the phone ringing.Wholesaling is not an easy business by any means.

There is such a variety of opinions and wealth of knowledge and experience here that you can sift through.

I have had several parties interested and we have been sifting through the self directed IRA detail but it is very cumbersome and unclear. 

I find it's a Catch 22- better tenants are looking further in advance but there are more of them to sift through and more apartments on the market for them to choose from, so the process can take longer.
