Renters rarely do that, and thus tend to free up more money for investment.If you can stay disciplined and take the remainder for investment, you will remove a huge weight from your shoulders.

It led to items on home inspections and the company they bought the property from telling the investor to go dispute that with the contractor and shrugging their shoulders when it cost the investor more money.

Looking at this document with my inexperienced eye it looks like this has nothing to do with the property, and it all lays on the shoulder of Wells Fargo, but I would rather get a second opinion from somebody who knows what all this it.

Your first deal is an important one, establish your investor criteria and be firm, this is not your forever home so listen to the investor angel on your shoulder that loves the numbers, not the other voice on the other shoulder that loves the kitchen and is willing to pay a premium.  

Great to see starting out young and it seem to have a good head on your shoulder.  

It could be fixed by removing the wall coverings and jacking up the floor then sistering another shoulder stud right under the floor joist to support it.
