And what I mean is that I see people buying turnkey STR's and cash flowing but I don't see the numbers working if there's a mortgage.

Anyone else see the ridiculousness of this situation?

If you mount the new beam below the ceiling $1500 material labor...if you put it up into the floor joists above $2500-3000 (meaning so you can't see the new beam once the ceiling on the drywall is repaired)  Figure another $65-70 per sheet of drywall needed for repairs. 

I have a property under contact in Charlotte that I'm assigning to a cash buyer & he's going to see the property today & I'm not in Charlotte today.

Glad to see the investors are receiving those depreciation benefits 

Bonus depreciation will decrease to 40% next year, but we are hopeful to see the bill passed to extend the 100% bonus deprecation in the future.

Its sad that doing a "lipstick on a pig" remodel is more advantageous and buyers dont see the cost over years(foundation , electrical, plumbing, etc) issues alot of times when buying. 

And 10 people hand me half a mil, sure I will let you come see the flips and STR you bought me, lol.
