If you're a long-term landlord type then sacrificing price for low monthly payments or low/no down payment might be your angle.  

*They sacrificed for 2 years and lived modestly for the next 12 years*No out of pocket money was used after Year 32.  

There is flexibility to start out PT and learn the job without sacrificing income and gradually build up to FT. 

Working in downtown Boston, a person has a few choices and these are just the most common;  commute a very long ways to live somewhere affordable sacrificing a lot of your life commuting, commute a short ways and live somewhere that is very expensive, commute a short ways and be in a not so great neighborhood, etc...

Thomas,I get the idea of wanting to maximize the rent, but would you do so at sacrificing a good tenant and increasing your turnover which impacts your cash flow/ROI?

It is easy, you're just not sacrificing like you need to.  

People who would've formerly bought a home at $350-400k can still easily find something at $300k without sacrificing much in quality of home or neighborhood.Personally, I'd keep a close on the newspaper headlines, and if the Blackstone group ever starts selling off a large majority of their housing stock, it's time to jump ship.
