Unless you have very small apartments or with strange layout, I think you should be shooting for higher rents in this neighborhood which would probably make the decision for you to just go ahead and get the rehabs done before next year's high demand rental season.

Sometimes the less sexy route of just investing in a solid area, taking care of it and having solid tenant is going to put you ahead then people trying to chase cash flow and things that might not exist. 

If that is correct, you are likely rushing.

both the onboarding and the sales calls were great, and overall my lead quality is miles ahead of anything else I've received in the industry. 

Everything else will come out long down the rd in trial but for now I’m just picking brains and finding more facts with supporting evidence for actual OCGA law and or other repercussions the lender could face once we finally bring this up or I begin working with the FBI and local authorities on the other matters in the case and want to have as much info I can get ahead of time to begin documenting any case law etc to expedite the process later.

Even though it’s tempting to get a head start on the roof due to the weather, having workers in the property while the seller is still living there can create complications.

You are ahead of the curve to some degree compared to others, but most moving into this space now lose.

No PMC is perfect, so don’t rush to fire them until you have a serious conversation with them about all the above.

A blueprint is good, but when you say "Goal is to try for 8-10 Properties and try to leave my W-2 in 3-5 years" that often makes people rush to achieve the door count and in doing so, bad decisions are made.If you think more holistically about your journey, you will stress less.
