I would say it's worth having it so you can have access to the MLS, Remine, Supra, etc.

Than AFTER that base-line cleanup action is done which part of it is to establish access for all others, than things get into the next lower level of details. 

The downside is that my profits are severely restricted compared to outside syndications.

I dont know how many units you are talking about, my biggest problem was tenants having easy access to me.I finally decided to use a software and got an internal property manager so moved away from it.Currently setting up the maintenance request portion of it, so will see how it goes.

technically yes but I am not sure how realistic it is unless its a very large parcel. reason I say that is typically when you give up rights they will use them (for example oil well), which requires access etc.
