In many cases, the old tenant base doesn't fit with the new plan for the property (ie upkeep, cleanliness, and respecting the rights of others).

5 years ago, we were both working at Dunkin Donuts and Domino's respectively.

They are great, always pay on time and are actually quite respectful to neighbors.  

It’s discouraging when tenants don’t respect the property and create more work for you, especially when you’ve put so much into making these apartments livable and welcoming.One thing that might help is considering professional property management.

As I'm sure you all know being a female in the investing world has its challenges of which I have faced with many with people not showing me the same respect as my partner receives.

I declined respectfully he had me on his e mail blast I had to tell him to shut that stuff off not interested.great point about background.. 

I bought them 2017, 2018, and 2019 and have had the initial section 8 tenants stay in the respective houses since then.

As has been previously mentioned, there are a set of rules and ethics for agents and brokers that should always be maintained if you want to be respected by your team, and as a professional in the investing world.
