If she pays, then your really out of luck and you have to sue her in court for breaking the lease and damages.In general, I don't take people to court once I have the property back as the attorney fees and the fact you RARELY collect on any judgements (15% of the time or less) eats any profit and wastes your time.

Quite a few investors just lost a ton of wealth here, so be careful about nearness to a river, elevation, etc.

I will say that from my discussions with the City during my due diligence, they really seem to be cracking down quite a bit on STRs.

It's not quite the same, but it's actually better because we don't waste time drinking beers and shooting the breeze about football or cars.

Quite a few things go into making that happen.  

My own experience is they are low effort until something big happens, then they can take quite a bit of effort.
