It feels like the focus has shifted from creating value to chasing quick payouts, with little regard for the end buyer.

The comps in this area also do not have a new sidewalk and walkway, yet we were still able to find a good tenant very quickly.

Ask what happens during certain scenarios, quiz them to make sure they would handle it quick.

Hi Nathan,So quick question:  once you verify that tenants abandoned the property, and you posted the notice to front door (giving them x days to respond of course) and they still don't respond then you can regain possession of property and proceeding with whatever you need to do in order to list the house again?

I also did notice the REI had some newer builds in Ward, AR but those seemed be sold quickly.
