Pick a market that: (a) meets this above,    (b) is a place people want to live,     (c) you have the resources to do what you do there ie PM's and quality agents. 

You may not get the same tourist volume as Pigeon Forge, but you’ll attract a more consistent, quality guest base.If you're leaning toward an MTR, healthcare contracts and university housing demand will give you a steady stream of tenants.

I know I'll have to do major screening but seems to be very successful/passive as someone who at one time had 200 section 8 SFR rentals.. there is a lot of miss information about the program..

Marketing, screening, collecting rent, unpaid rent, maintenance, capex, insurance, lawn care, vacancies, turnover costs, inspections, and so much more. 

If you want good tenants and peace of mind, I recommend looking for Class A or B properties as these usually attracts quality tenants.

It's pretty tough to find a quality carpenter as well.

Hi Elizabeth - I know how tough it can be to manage laundry for a 6BR rental, especially with high-quality linens and tight turnarounds.

I did that (posted the notice on the screen door and took pictures), however don't know if it's legally served. 

Time, Quality, or Price- you get two out of the three.

Also, I would recommend adding some sort of screensaver to the TV screen and I second that a professional photographer is the way to go.
