So it may be wise for you to get yourself educated for a bit first and put the money into a low-risk liquidatable investment or savings account for now.Lastly, I swear BP isn’t paying me to promote this book, but I did recently buy and listen to the Audible version of the BP Publishing book by David Greene, Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties, which you can find on the BP Store or Amazon.

@Joshua Dorkin, @Brandon Turner, @Dave Van Horn, @Mindy Jensen,  and whoever else at BP is involved in publishing -- Amazon.com offers a fantastic service called WhisperSync that coordinates the Kindle ebook with the Audible audio edition of the same book. 

Second, Urban Land Institute publishes a number of books that go into various aspects of development. 

The county I used to live in in Southern Maryland publishes all properties that have been reported for some type of issue (ex: overgrown grass, trash in the yard, hanging gutters, etc...). 

You might want to consider writing up a first chapter and shopping it around to see if you can find some interest from publishers.

@Dave Van Horn has written a book on Notes that is published by BP within the past two months or so - so look for that book to learn more.
