What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

The previous reply about the Islands being different is accurate, as each County does have different rules. 

The previous tenant was a slob and definitely didn't take care of the property.

Part of the reasons hydrants didn't work was some water storage was already depleted for maintenance. 

I am leery because it is such a small deal…just 1 small 1 bedroom unit…and not a great a deal unless maybe you are local and have a use for it…walk to community college.  

It also serves as a great example of what I tell my college age daughters - email/text is a very hard place to have serious conversations without at least one person getting rubbed the wrong way by what can be inadvertent phrasing by the other party. 

As an investor (and previous Appraiser) myself, I have a little different way of looking at the vacancy, maintenance, and cap ex.

Call the current and previous landlords.

This is assuming you haven't already done this during college (summer job or working part time)I would go where I can get a job in a commercial real estate firm. 

I like storage units, that's actually a good idea I didn't think about at first.
