Now I have sold Smokies properties in the past to 1031 into other investment properties to diversify my portfolio and some are selling for other "better for them investments". 

Curious to hear what some of you with bigger portfolios think of that kind of analysis.  

My wife and I have loved real estate for a long time and invested in other areas, but are focused on building our portfolio in Kansas City.

I have a few MTR's in my personal portfolio.

For example we opened buy/sell agency from being exclusive to portfolio clients now open to all.

Most of my clients:1) Put 20% down for a conventional investment loan.2) Put 10% down for a second home loan3) Something else, either hard money, DSCR, or portfolio loans.These are the most common ways. 

We've had this note in our portfolio for about 5 years which was sub-performing at best when we bought it, got it back re-performing again and been paying like clockwork since. 

I use it to manage my portfolio.

In your opinion, what is the most effective way to establish an LLC? Should each property be allocated its own LLC, or should one LLC contain all properties? Please share your thoughts.. Thank you for sharing :)
