I live in Lebanon, IL and this property is also in Saint Clair County in Belleville.I plan on managing this at first, but want to build a proper amount into my budget.What would you recommend for budgeting for in terms of good property management in this area?

It seems like it would be great to flip one property while planning on getting another one ready to add to my rental holdings.

Areas like Downtown, Summerville, and West Augusta are particularly desirable due to their proximity to amenities, universities, and employment centers.In terms of your preferred strategies, it would be helpful to know what type of lending you plan to use.

You have to be willing to not give up when things get difficult, or don't go as planned.  2.This journey is worth it.

Are you planning to buy more properties?

If your client is planning to use a loan to purchase the portfolio, they should be aware that many lenders include prepayment penalties or restrictions when properties in a portfolio are sold off individually.

I only plan to manage these two from out of state until we're able to refinance our second home as we're losing money on this particular house for rent as we bought this home last year. 

I'm finishing up an ADU garage conversion in Downtown Sac and plan to do medium term rental for travel nurses.
