She claims to be a Real Estate Broker where if you look her up on California real estate division her license status is sales person as well as Inactive. meaning she is not currently affiliated with any brokerage and she can not be involved in selling or buying real estate activity now. 7/16/2010 she does not deliver, she has not done any thing for her so called fast track people and ask her to provide you references, look up BBB, Check with Attorney general office and talk to other investors, if it is too good to be true then it is.

Check with a tax person as to the rules in your state but as I understand it, as long as your child's name is on the deed, it would be considered owner occupied.
