I probably wouldn’t mention your third point - it makes it sound like you expect them to hold this note forever and I’m not very certain, but I’m guessing there isn’t a huge market for $100k secondary notes.Have you considered asking them to finance 90-100% for a short period of time so you can rehab and refi at a higher valuation?

I also have Mailchimp and was literally working on asking my investor database if they would be interested in being PMLs and periodically sending it. 

IMHOThere are more international students staying, I've seen it where I work (at a university), but many of the newcomers are not students and a country our size can't handle that many people in a relatively short period of time. 

Another key point in loans is that the broker or direct lender will often try and include the costs into the loan, for some this is fine but you are paying interest on that money over a long period of time....FYI

I agree they had communication issues during a transition period that we dealt with, but things have improved from last year. 

Markets are relatively efficient and the strong cashflow days were 5+ years ago.

Not to mention there is others out there with GIANT budgets, massive systems, proprietary software to effect big efficiencies, and they can't operate at that insanely low level, there is a reason for that. 

Especially if the other kids follow suit, they'll likely need some kind of housing for a significant period of time nearby so buying now wouldn't be the worst move.
