She paid for it and I did not reimburse her.Test showed mold was at normal levels no hazard but mold guy actually peeled some of the rubber baseboard off the wall next the a sink / toilet area which from use over the years had some discoloration behind it.

That (water) has been one of the main concerns with types of flooring due to seeing bathrooms where the flooring is peeling off the ground or the glue has been so moist that the glue for the tiles is no longer sticky at all -the back house to my apartments has this problem, but that is a smaller problem within a larger problem that I won't go into-

Have all the alarms you need and be careful with peeling lead paint with children, don't sand lead paint which creates dust for kids, watch for discrimination possibilities and now watch out for companion animals.BTW networking with other local investors can help you stay on top of your game too.Like most on here say, insurance first.
