Hello Justin,  I want to start with multi-family buildings with 5-9 units max.

First, the property management cost is only $3k for 8 units.

I bought 15 unit and have slowly crept up to 40-50 units. 

I currently own 30 units and we do about $15M a year.

Apartment noises - neighbors sounds (flushing bathrooms from other units, sirens from street, etc.) 

And your competition will be a bunch of identical units...your pricing will always have a ceiling.
