Found a Deal but Not Sure

Also I have not worked out the financing yet. if I just use my cash then the Cash on Cash drops to 8 or 9% and that would be below my Cash on Cash target.Generally speaking and of course just numbers I picked out of the air for reference when running numbers in my head, I am looking for Cash on Cash greater than 15%, high probability of long term occupancy, and no expected major Capex for 2.5 years after purchase and purchase time repairs which I would add into the cash on cash evaluation before pulling the trigger. So there are some more details to be worked out in my head but being it is my first one and only learning what I could from youtube videos I thought I would get some feedback. With all that said, in my head it seems like it could be a good start. Thanks again Jaycee and Gavin for your feedback.

G'Day Alejandro,As a few have already mentioned, take a peak at Toledo also.In my opinion lower potential for long term appreciation but solid/"boring" cashflow.I prefer my portfolio to be "boring" but cashflowing lolLow entry points (Sub $100,000), high rents (Above the 1% rule).Blue collar working class decent folks that will stay and pay.Depending on the area but no derelict homes, yards well kept, cars with wheels and all tenants are employed.Plus, all are sophisticated enough to pay rent online so property management doesn't have to collect rents with bullet proof vests and shot guns lolI'm bias toward Toledo but it's worth considering.Wishing you much success

This way the broker can search hundreds of lenders (Including Easy Street Capital) instead of just hoping that one lender can get you a good deal.A direct lender can work very well for Conventional loans, but if you were hoping to get a good deal I would look elsewhere Or you could search for hundreds of lenders here on BP or online yourself and avoid paying broker fees..

This allows entry without a key, and allows me to change the lock as needed if I don't want someone in there. As an agent, I provide contacts to my clients who will do these things, and occasionally I will do favors for past clients who need someone to open the door or quickly supervise an appointment; of course not all agents will do this or for free.
