I think the most I could possibly get monthly out of the property is 1000 based off of rentometer, zillow, and BP.

The property investment in total is estimated to be 105K with $1600 per month cash flow when complete.

Yea, the area is not the best and the passed 2-3 months is always pretty tough to rent.

I even kept the cash flow number conservative and the math still works, $1K/month on a $400K property is good but not a home run by any means.
