These could be increased with modern furnishings and leased on a MTR basis or combination of usages. 

Also people are pretty willing to donate to charities that do good for society and for the community, so raising capital may not be as difficult as you think, once you get going and have a track record.

Often it's just paint and appliances, modernize the look is all it often takes. 

Invest for what society will look like down the road, boomers are retiring, families aren't forming as fast, and "corrections" happen.

I think my overall belief is that at some point, as a country and as individuals, we must start to put public interest and the overall health of a society ahead of individualism and personal preference and personal profit. 

And, while there are some practical issues with these: i.e. boiler typically means landlord pays heat and it is hard to get boilers serviced in my market, there are risks of many of these items in modern construction.  

Its rich history, combined with modern amenities, seems to strike a balance.
