Hi, I'm in the East Bay area and started marketing for my 2bed house both as a mid term rental and long term rental.

Just seeing who else is doing mid term rentals in Tucson AZ!

When i started in the mid 70s I only sold land and land commish in those days was 10%  .. most of the deals I took on were ones that other agents simply could not sell as they were very rural props in N.

Would it make a nice mid term rental if I need a revenue boost?

For example, if your property is a SFR and your target buyer is a family with younger children then you'll see more movement in the months where school is out so that the children wouldn't be changing districts mid-year (not that this doesn't happen though).

I'm on the fence with a mid grade carpet that gets replaced with each tenant, versus a higher quality that can stand up to stains and cleans well. 

Are you a" short" term rental or are you a "mid" term rental?

They have places in all areas and it is perfect for sellers who want to sell and stay or buyers who want to rent mid-term and look to buy.A good listing agent would be able to tell you what is best to do now and what is best not to do, but I can tell you from my experience that if you are in a pinch and have to sell, you should just sell as-is and take what you can.
