From a sellers perspective the only thing that comes to mind is this: most owner occupants aren't educated real estate investors and thus don't meticulously analyze properties to see if it's worth making an offer.

I dont think you need to ask your bank to refi, that term doesnt apply for deed transfers. nowadays the banks have to qualify you so meticulously  and them already living there doesnt matter at all.
