They said they will be marketing the property on all platforms (social media, zillow, their website, etc).

People work, they are in the middle or organizing after a move, they have utilities to set up - it's a relatively hectic time period for a lot of people.

Put up signs, social media posts, and listings.

Don't pay for a coach or a consultant who has thousands of followers on social media.. 

People search on social media where to travel long before they would on the OTA platforms!

One more question, do you think i would be able to advertise for bird dogs on my social media out to my followers/friends?

I have a website built already and it's been up just floating about in the space of the internet with no organic searches.

Heck, we see it on the forums (and in social media) all the time and it does not even involve big words.
