I am not sure how much you get involved but do your employees contact the realtor and discuss market rents, do the math to check leases versus market rents and which lenders use the "lesser of the two".Closing in an LLC versus personal name can also add a rate hit as well as Escrow or No escrow.

Originally a 30 year lease, theres about 20 years left to an advertising agency. 

I do a lot of boots on the ground stuff for different clients of mine who might need stuff like leasing, walkthroughs, contractor recommendations, but want to be more hands on with the managing of the property.  

Might be an additional cost there.If units are updated, capex items look good, leases and tenants look solid, and there are no other regular expenses besides the 5200 in insurance/property taxes then I like this deal.  

On long-term rentals the bank likes to see signed leases which clearly you can't have with STR. 

Everyone associated with living there and/or paying for the unit goes on the lease.

If not, I'm guessing it would be treated as a traditional rental loan, either conventional or DSCR, using market rents rather than the rent in the lease agreement.

You'll likely pull a few hundred extra dollars and will will get shorter leases that could work better for your traveling.

Make cosmetic updates if needed, offer free months rent on a longer lease, make sure your units have qualities like laundry and AC.
