JDI know what your going throughI had to learn from hard knocksit is my suggestion once you get the deal closed and you have the keys go through the building and make sure everything is off, breakers, water, gasget you a compressor and a pressure gauge to check the water and gas service- turn the meters off then you can check the service connections to the meters and not just the buildingget you a meter and turn the breakers on one at a time and check for ground faults and line voltage and label the panel accordingly to the breaker, this way you know what circuits are running which areas esp if someone has done work on the propertyas far as the split units or gas packs the only way to know if these units are operating correctly is to turn them on and check your pressures you will need a ac guy if you don't have the equipment to do this workenjoy

I also put a number on the door to the basement, so it was labeled for packages and on box I put info for pkg delivery location.

IE labor force... things might adjust a little.we are at 5% unemployment basically and those that don't work don't want to .. and or like Detroit you have a 40% of the male population that is chronic unemployed.so who is going to do all these new jobs ???

Mobile /manufactured homes depreciate very quickly so you'll need a full inventory of each home, sqft, year, TX seal or HUD label #s so you can see if there are any liens or other encumbrances on the properties and homes.

When you pick your shingles and you are trying to decide between several just pick the lighter one.Doing this in southern California or in Texas can make a huge difference.I wish they had a label rating which are better but until that happens people can certainly stay away from the worst ones.
