They are putting up large Resort Style places with pools, volleyball, BBQ areas, etc, etc.

It also ironically seems like the easiest to manage as I would much rather have one 100 unit building than 100 single family homes.

The biggest advantage you will likely have is the ability to use the military's services for notary, that is ironically one of the big hurdles in my opinion doing real estate in the US from Japan. 

Now, I expect to continually grow my income over time, even in retirement, and will be taxed higher than I am today, which ironically, creates a desire to leave my W2 so I can access the 401k balance sooner rather than later.  

As a vacation rental owner, I can’t have my guests calling them to iron out issues, and AirBnb takes super long, and then can’t even explain it’s own policies to the owners or the guests.

Scale and iron build up will excellerate wear and tear on anything that water touches including dishwashers, water heaters shower doors etc.  

More looking into duplexes up to four-plexes and the sort, the information I've understood on commercial can be a little less predictableTechnically, a 5 or 6 unit apartment building would be commercial - but ironically many commercial lenders do not want to deal with something less than $1-2M.
