Findings are "Typical Root Intrusion", "Openings or inconsistencies noted in sewer line, signs of settling" recommendations are regular inspection and maintenance. 

Mold and rot are not the only things that come from prolonged water damage, termites are usually found in areas of continuous water intrusion.

It is the, "newer," stucco on air-tight Minnesota homes where poor flashing around windows and other areas often causes moisture intrusion and then the stucco, "locks in," the moisture and causes huge and expensive problems down the road.  

I would go with a higher quality brand, so I have fewer concerns about the lifespan and water intrusion.

The brick work on the exteriror wall needed new mortar, which had washed out from years of water intrusion.

It should have been called Privacy Intrusion Act.

Lots of root intrusion and chunks missing

Whenever a roof surface abuts a vertical wall, moisture intrusion that may lead to damage and rot becomes a risk at the intersection.

Generally speaking, I get concerned when I see a crack that it over a 1/4" in width, if there is water intrusion, or if there is excessive quantities of cracks.

Sounds like partnering in some from with the government or social agencies is more intrusive to a independent investor than it is worth.To each their own but obviously there are draw backs or more investors would be doing it.
