In your situation, I would spend the majority of my time understanding the intricacies of Texas business law as it seems slightly unique. 

@Ken McGrewThat's kind of a tough question since there are so many intricacies with the real estate pro status. 

From the lenders perspective, there is slight hesitation on the GA side of things, as there are some intricacies within Georgia law when it comes to landlord liability that makes lenders a a little more hesitant in lending there.

Everything I've seen thus far has pointed toward a relatively rough local market to find cash flowing properties in with current housing prices, interest rates, and the bevy of other intricacies which are unique to the Florida market (particularly Orlando); however, I'm sure deals still exist and at the very least want to begin getting my feet wet so to speak in ways that can prepare me to take advantage when the opportunity arises.

nice post @Tyler Gibson I just wanted to add simply that this is true for any market. one should not generalize a whole market as "hot, good, bad, ect". its really about the intricacies of that market, and knowing the sub-markets within that market. 

Most of the NPL buyers they are speaking to are not professional or communicative, let alone understand the NPL intricacies of the NPL market.
