I am setting up a LLC with a capital injection of a $480k from a free and clear property from an investor with a current buyer.

I currently have a potential capital injection of a free and clear house at $420k.

Wholesaling is great for one-time cash injections, but it still leaves the majority of the opportunity in the deal for someone else to benefit from.

Solid strategy, and it probably will need injections from you and your partners though to actually grow as quick as you want it.

It has some cracking in the foundation but came with an engineers report suggesting only epoxy injecting, maintenance to gutters, fill dirt, and proper drainage to direct water away from foundation......duh!

Eventually, I did a lot more research, patch the crack with a diy epoxy injection product, rise the soil all around the house so it's higher, and most importantly divert all the water away as far as possible.https://www.thisoldhouse.com/how-to/fixing-cracks-...We considered trying to go after the seller, but this was the fastest and easiest route.

If your area is too expensive and you want to grow fast, you are going to have to figure out a way to inject money into the machine :).  

Ladies and Gents,I think it's time to inject a little intellectual honesty into our discussions.

Because;No single strategy can be used in all markets, all  situations, nor can the be duplicated with different people; andAll transactions are anchored in basic real estate principles and law, you need to understand the economics of alternative choices; andUnlike gurus, you can be assured that a real business school won't be injecting ideas and spin off opinions that may well be illegal or lead you to complicated legal matters. 

A park well has problems in that:- you are running a public water system with all the testing, chlorine injection etc requiremetns.
