Or you might have a person that thought they were renting a clean place to live and found it infested with roaches and moldy.

But my hopes plummeted after knowing that the house is termite infestation (basement/crawl space, exterior railings, etc.)

So the tenants that lived there through the bed bug infestation were traumatized and stayed because they really didn't have other options.

We cannot say things like "this is a bad crime infested area" or "personally I wouldn't buy here because...."

As potentially great that this deal is, if it comes down to the point that there is mold/infestation of termites etc, I would need to estimate some demo/repair costs to re-do the whole house to see if it makes sense to go through with the deal, or walk away because she doesn’t have understand the necessary price compromise.My brother and I were joking that i could just park a trailer in the driveway or somewhere else on the property until the house is livable.

Hi @Carly Christiansen, I make sure that there are no pest infestations when a new tenant moves in.  

There also is visible fungus on the beams and evidence of past termite infestation and subsequent treatment but no evidence of active infestation. 

They should be doing it every 2 years at a minimum to avoid any infestation.
