Building a sport court will run like $30 grand, but would increase your rental value. a 6bedroom 4 bath house with a sport court, hot tub, fire pit, mini golf, arcade etc. will most likely crush it because it's cool.

For example: Landlord will pay for electric, water and sewer charges up to $100 per month.

doors need to be power washed, gutter needs to discharge further from foundation (deck is uneven and breaking, possibly due to water erosion?)

It will be quicker I am assuming and will save money on my construction loan interest as a result but want to hear some other thoughts from others with more experience with new builds.for some context I am in Dutchess county ny, property has public sewer/water. 

Wood Floors not sealed, tile not properly installed and grouted, cheap flat paint that the tenants can't wipe finger prints or food splashes off, countertops not caulked so water gets behind causing water damages, the cabinets were painted over not replaced the list goes on and on.

Lead water lines have been a big topic here and I imagine in every older city in the midwest and east coast.

Water had to do more with pools and hot tubs.

Why pay rent when your landlord gives you free housing, free maintenance team, free mortgage, free electricity, free water, free trash?

However I have had to replace some major appliances recently which had put my in the defecate and added to my motivation to sell (Hot water heater, two refrigerates and a washer/dryer).
