I just got the home inspection back and there is a long list of hidden sins.

Bathrooms are small, but you will most likely run into hidden issues on floors and walls and if you are paying a GC who is paying a sub, the costs can creep up there.

If you can find the hidden potential in a property that may be the key.

@Elaine Fawcett I've been told by auctioneers that the hidden reserve is generally at least 70% of whatever the total outstanding debt is on the property, if not closer to 100%, particularly in the competitive market most areas are seeing.

If schedule 'E' is all they have, then yes they should show it but to be honest, it does not tell you much of what you need and a lot can be hidden inside the numbers.

It isnt a hidden item to disclose.

When I do a google search of auction dot come I see so many bad reviews for hidden fees, delayed closing and some refusal to sell even though they met the minimum price. 

What kind of hidden obstacles are there  such as zoning restrictions?   

Personally when I rented I was always rolling my eyes when I saw a coin-op machine in the building and felt like that was just an extra hidden cost into my rent.

When I walk through a place, I don't see how it looks but what it could look like based on the type of work I am capable of.I personally like homes from the 50s (good thick hardwood often hidden under a bad carpet) but avoid late 60s and 70s (popcorn ceiling = asbestos) and often cheaper construction grade.Overall, I found that flipping is a good way to turn your free time into equity/money and a great learning experience but it is hard work and definitely not for everyone.
