The part people don't want to accept is that a healthy economy has ups and downs. 

This implies that Detroit was a healthy market up until 2007/2008m which i wasn't.

If it is a healthy mix of 1 and 2 bathrooms, then you deduct from the comp for your lack of one bath and that will likely be more than $10k but I cant say for sure without knowing your area and all the comps.

We add value to the people around us by providing a healthy and supportive environment through an abundance mindset. 

@Conrad Kostrzewa  I lived in, and now rent out condo in Wicker Park that I has shown be some healthy cash flow. 

If it turns out to be a home run then great (I am mildly optimistic it will happen), but if not I'd like to see healthy retruns as well.

The point is, buyer beware in second tier markets even around healthy markets like the Triangle.

I like mature trees, if the tree was healthy I'd try to keep it.
