The properties that give you appreciation and more importantly cash flow are ones you have to go in to rehab or "harden" for rentals.

@Joel Owens Actually the city taxes are the "cheapest" ( I quote because NYS nothing is cheap here ) around with all of these being under $1000 a year most around $700, this is what makes them more profitable as suburb rentals are $3000+ most on the + side.Trick is while doing the rehab/gut to remember your not putting it back together to flip/sell but instead try and harden it for long time use.

Find a stud to screw the rod into if you can, or if you can't consider opening the wall and adding a horizontal 2x4 brace to screw it to (depending on how much you want to harden the unit) then blend the opening back with the wall.

As a listing agent you want to do what you can to harden the buyers money as I do agree too many buyers by their actions directly or indirectly end up screwing over sellers in a ss.
