Are you looking for small rehabs or full guts?

What is the $sqft for light cosmetic, full rehab or full reno, full gut or what price per sqft are rehabbers using for renovations? 

Intrinsic quality, instinct, seeing possibilities all are critical to success.

For example if you have 2 prong outlet in a wall and you gut that wall they can require that outlet be brought up to current code AND they could require additional outlets in that wall as well.

Flip - If it needs a full gut, I will just tend to flip it. 

I'm in Indiana, a completely different lending market, but my gut says that your blanket loan will be a commercial note.  

Figure a few grand to paint rooms, replace carpet in a room, deep clean and spruce the property, replace a fixture or two, etc.If you have to replace your resident annually the $9600 total income will get a gut punch.The true value of the higher-end neighborhoods is residents know if they move out of the home they have it's a challenge to find another, especially if they have been there a few years and have a competitively rewarding rent rate.All this really is is basic economics...sell ten custom widgets for $1000 or 100 standard widgets for $100 each.

I also recommend to talk to the contractor in person because there's for us it's a gut feeling if we feel we can trust someGood luck.

So I followed my gut and rescinded the contract.

It will be a costly full gut and remodel when he moves out.
