I like to look for locations that are good, and that I’d feel safe and comfortable living in if I was a single woman with a couple of kids.

My question is why you want to bring it up to code, other than just to feel good or improve your exit strategy?

Shopify might feel restrictive because it's not built for the complexities of managing properties or handling booking systems efficiently.

Always have a clear exit strategy, whether you plan to rent, flip, or sell the property down the line.If you or your son are looking for more hands-on guidance, feel free to reach out directly.

Maybe offer to split both labor and material costs, or at least find a way to make it feel more balanced.

(I personally prefer $2M/year and I think that cash flow is plenty enough to cover any mortgage risk along the way, but there's no doubt some people would feel more comfortable sticking to the $24,000/year and that's totally cool too!)
