Pick their brain about investing to ascertain their knowledge.If not, try joining local real estate groups on Facebook and asking for a recommendation. 

You’re surrounded by a support group I never had, and that’s a positive.

Short of coming here and meeting face to face with them and come to a couple local REIA events to discuss, for those who are remote I would suggest getting into some of the NE Ohio REIA facebook groups to get some advice from locals.   

We're trying to best screen the applicants and my original standard was 3x monthly income and credit scores of 650+.I recieved my first applicant which is a group of 3 (couple and their sister).

I went through it anyway bc she had a good footprint online, I liked the designs, and a couple of ppl at another STR group recommended her (not an excuse, I was super busy and thought I was dealing with a professional).

There is a great group of members on here to connect with.

I feel like there are some strategies and follow up I'm missing and hoping to work for a capital raiser or an investing group as a capital raiser, so that they can focus on what they excel at, rehabs and project management.

What i would recommend is joining a REA or other real estate meet-up group where you can connect with other likeminded individuals consistently and share knowledge.

I'm in a position to be able to buy what I want, and being new, I am hoping to leverage the group's experience and avoid the headaches one creates for one's self.
