@Anna McGill The lender or investor in your project certainly wouldn't want to hear that you are having troubles tracking investment funds... even if it were personal funds, this is one area you want to have a tight grip on.

What most people don't come to grips with when you want to scale up quickly in multifamily is the value of relationships and partners.

We go through cycles of being good at the envelope system and should tighten the grip on that again to pay down debt.

Sounds like you do not have a handle yet on how to manage a property given the fact that you are not even sure how to collect rents which is literally the most important thing as a landlord to have a grip on.Only reason i say this is to not be a jerk but to advise you to wait until you have all of your ducks in a row before you let your PM go.  

I have been reading more and more about this and am trying to get a better grip on understanding it.
