Sounds like you do not have a handle yet on how to manage a property given the fact that you are not even sure how to collect rents which is literally the most important thing as a landlord to have a grip on.Only reason i say this is to not be a jerk but to advise you to wait until you have all of your ducks in a row before you let your PM go.
