Gas, fast food, etc.   

It has been recently introduced and is supposed to put a cap on the cost to install utility hook ups for new construction and ban hedge funds and corporate entities from buying single family homes in California):SB 1210"This bill would, for new housing construction, prohibit a connection, capacity, or other point of connection charge from a public utility, as defined, or a special district, as defined, for electrical, gas, sewer, or water service from exceeding 1% of the reported building permit value of that housing unit.

I could move the water and gas line (for the water heater) to the other side of the wall which is the garage.

The gas bill has been coming in pretty high lately. 

But it’s a simple gas furnace, no frills, not much tech, no AC, and I’ve seen them go for a long long time.

Women and elderly people have been the targets while walking on the sidewalk during the daytime and women get car windows smashed while in the car at stoplight, gas station or parking lot while the criminal takes the purse/laptop bag on the passenger seat. 

Secondly, keep hunting (don't let off the gas in running numbers on properties you like) and eventually you will come across some that financially make sense. 

Specifically, I am looking for smaller multi-family properties with a maximum of 20 units, as well as triple net commercial properties such as gas stations and hospitality properties in Edmonton, Alberta.

Put your gas that you use for this on this card along with any other expense you incur for the property.If you have personal and business mixed when going through an audit you have a lot of explaining and proving every little expense.

On top of that, a drunk driver plowed into a separate apartment, taking out the gas meter with it, one day before a tenant move-in.
