And you would now owe about 330k by then so you would have gained 370k in equity in 10 years.  

We sold a $330k rental property with almost no base so we need to do an 1031 exchange of roughly $300k to offset capital gain.

The agency, of course, is trying to maximize its resources, so would love to have you charge less rent.If your focus was primarily on gaining excess rent, keep in mind that there is a reason many landlords will not take vouchers. 

To gain the same multiple return over the save bank, today’s investors should be making 4-5% what they were in 2020.

Isn't the whole point of sub-to to gain title with low (or ideally no) out of pocket cost, and get the sellers (hopefully low) rate?
