We got frustrated and gave him 3 deadlines over the next month for him to finish.

But I also can see why other people are so frustrated with it both from the host and the guests' point of view. 

The whole self management thing is nice in theory but when you get above 4-5 units, the number of issues that come at unwelcome times becomes frustrating. it's not the amount of hours, it's the persistent distraction / attention required.

Was this some kind of strategy for bumping the previous bidder or just frustrated frenzy over what could have been a stellar deal?

It’s frustrating to them and agents because they waited to ask in person questions to an agent who cannot answer them. 

It was a little frustrating because I'd been in communication with these lenders from very early on, sharing all details with them from the start and repeatedly remarking on the Trust ownership, and stayed in contact with them throughout the discovery process as I firmed up everything on my end, and now I have the plans, the contractors, the OOP funds, and basically everything else ready to get started within 1-4 months, but I'm back at square one re: loan.

I get real frustrated getting emails offering the same thing for $1000.

If you are a new investor vet profiles and don't just network to network, network to get where you are trying to go.It frustrates me when I see people who have two investments worth $60,000 a piece that they bought in Mississippi giving investment advice, I could say the same about Realtors who don't own investments and have no idea how it works.
