I have many years of construction experience and have also done a fix and flip, in addition to ground up construction, as well as 10 years of entrepreneurial experience running a paddle board rental company, and advancing science through developing theoretical methods for efficient large scale simulations...I guess my problem is I can't seem to figure out how to find the money to do more projects, which is why I've been trying to sell my house.

It seems like you enjoy being active and using your hands so maybe the BRRRR method (buy, rehab, rent, refinance, repeat) is your best bet as you could save some money and do plenty on your own, you could also do a live in flip potentially and sell it or rent it out later.

This approach works well for wholesalers who sell deals to flippers, and flippers or realtors can benefit even more by taking the extra step to generate their own off-market leads.No one said methods like cold calling, direct mail, or Facebook/Google ads won’t help a realtor find off-market opportunities.Just a friendly thought, especially given the high costs associated with Zillow leads.
